Orange County Rental Owners: Is Your Property Ready for El Niño?

California officials are warning property owners to prepare for potentially significant El Niño storms, bringing increased risk of heavy rain, flooding, mudslides and property damage. For Orange County rental-property owners, preparing now can help prevent a small maintenance issue from becoming an expensive emergency.

Start With the Roof and Gutters

Southern California’s long dry periods can make it easy to overlook roofs, gutters and drainage systems.

Before heavier rain arrives, rental-property owners should have gutters and downspouts cleared, inspect the roof for damaged or missing materials, and make sure water is being directed away from the building.

A minor roof leak discovered during the first major storm can quickly become damaged drywall, flooring, electrical problems or mold.

Check Drainage Around the Property

Walk the exterior of the property and look for areas where water could collect.

Drains should be clear of leaves and debris, landscaping should not block drainage paths, and water should flow away from the home’s foundation whenever possible.

Properties near hillsides, slopes or canyon areas may require additional attention because heavy rainfall can increase mudslide and debris-flow risks.

Review Your Insurance Coverage

This is also a good time for Orange County rental-property owners to review their insurance policies.

The California Department of Insurance recently reminded property owners that standard homeowners, renters and commercial policies typically do not cover flooding, mudslides or debris flows unless specific circumstances or additional coverage apply. Flood insurance may need to be purchased separately.

Knowing what your policy covers before damage occurs is much better than discovering an exclusion after a storm.

Don’t Wait for the Tenant to Find the Problem

Preventive inspections are one of the simplest ways to protect a rental investment.

Tenants may not notice deteriorating exterior caulking, roof issues, blocked drains or early signs of water intrusion until the problem becomes obvious.
